Open Question: Homeowners and Condo Insurance – How does this work?
I had some water damage from a storm to my ceiling that I need to get fixed. It looks like i will have to have new insulation and drywall put up. I called my homeowners to assess the damage and they are having the adjuster come out tomorrow. The condo assoc covers up to 5k of damage and will use their internal contracter to do the work. If the damage is above 5k the homeowners will kick in the difference and deduct my $500 for my deductable and I can put that towards the other work I need done that the original condo association won’t cover. The adjuster has my association info to follow up with them after his visit to see what they will cover versus him. My question is if the work is less than 5k and is all covered by my condo association am I responsible for paying my homeowners anything? I’m pretty sure the deductable only kicks in if they cut me a check. I wanted to have a professional adjuster do my check because I don’t want my condo association just to replaster everything because that is what they want to do and not really wants to be done so I wanted to get an itemized list from a professional.
Is a claim offically considered submitted or filed after you have the insurance adjuster come and it is processed? All I did was call my agent and she had the adjuster call me. Is that officially considered to be submitted or is it further down the road? Can I reject what the adjuster claims if I’m not happy and go with a private contracter if I wanted and not follow through with insurance?

Open Question: my car was damaged in indoors private garage, who’s liable ?
I owe a condo and I have an indoors parking spot in a big garage inside the building. A pipe on the roof leaked some acid on my car and damaged some of the car paint. Is the property management liable for the damage? My car insurance doesn’t cover this kind of damage. My car looks bad, and it was a nice car. Who’s liable for this damage ?

Open Question: How does Co op real estate work?
When looking at buying at a new house i found one that said $9500 for a 1 bedrm 1 bath condo. When I called to get information I was told that this was a Co op property and that I would pay the $9500 to the people that are selling it but that the property would not actually be mine. I would be buying stock from the Co op that gives me the right to live there, pending approval from a board of officers of sorts. I would still need to pay $170 a month for insurance, maintenance and trash removal. How would this affect my taxes next year? Do I receive a special tax form to report it? Is this a good idea for a couple that is trying to simplify their lifestyle?

I might be borrowing the money from a relative so we can avoid paying the interest to a bank.
