Open Question: Issue with a leak (condo unit in FL)?
I own a condo. There is a leak coming from the roof of my master bathroom that only seems to be ocurring in the middle of the night. Its been reported to my property management and they have come out several times but they say thay cant do anything about it because when they show up there is no water. I went with a plumber upstairs to check the 3 units above me but we could only visually inspect and nothing seemed wrong. The incident ocurred before I actually had condo insurance and there was no previous insurance. Its been 3 weeks and I still have the leak I’ve asked the property management to help out by either getting a plumber or making the tenants above me get a plumber to find the source of the leak.
What else can I do is it time for a lawyer?

Is there any way to protect against an increase in the maintenance fee of a condo?
Also, is it possible I would have to end up compensating for those in my association who have been foreclosed on? I’m closing on a condo in 1 week (South Florida).

I live in a condo building in Brooklyn NY. Building has 36 units between 2,100 SF and 750 SF. The management company charges us $100.00 per month for each unit for maintaining the building, regardless its size. This is besides other charges like insurance and repair cost, however, the condo board takes all charges and divide them by unit percentage, so the bigger the unit the more they pay. I own one of the biggest units, so I pay a very large amount, and the smaller units pay less than $100.00 per month while the management charges equal for each unit. They say that’s the method used in every condominium, so can anyone who has knowledge in building management confirm if this is the right method?
