Resolved Question: Unforeseen costs of buying a rental property?
I am interested in buying a rental property while I am in graduate school. I will be here for 4 or 5 years and it is a really nice college town where there are always plenty of renters. I found a triplex that has two 3 bedroom apartments and a 2 bedroom apartment for a total of 8 bedrooms. Currently the two 3 bedrooms rent for $11000 a month each and then I figured I could live in the 2 bedroom apartment. The house costs $200,000. I just did some rough calculations, but I figured a 30 year mortgage at 6% would be about $1200 a month. So I’ll be paying $1200 a month and I’ll be bringing in $2200 a month in rent. It seems to good to be true. I guess there are a lot of other costs I am missing. Property taxes? Insurance? What else? Do you think this sounds like I good deal or am I just missing something? If it is so great why would the current owners be selling it?
Resolved Question: Slum lord sent me to collections!?
I moved into the first place I could find after I left my ex. I needed something safe and affordable for myself and my small children. 14 days from the day I moved in one of the electrical outlets in the living room blew and took out my 32 inch TV (it was smoking), 2 high end surge protectors (which thankfully protected my computer) and the floorboard heater in the living room. I was told that my renters insurance should have covered the loss and that the apartment complex was not responsible. I then went with out heat in my living room for 2 months in the middle of winter in Colorado until they could order a new one. When the new one came in and they hooked it up.. they did it wrong and it would not turn off. Another 2 months b4 they fixed it. Not to mention, having to call the cops, the bugs and noise.
The apartment was cleaner when I left than when I moved in. The complex has sent me to collections for the cost of cleaning the carpet, (which had no padding) trash removal (the 32in TV) and replacing the blinds… $250.00. Any suggestions on how I can fight this without getting an attorney.
Resolved Question: How do I get renter’s insurance, I live in an apartment?
