Open Question: How to deal with tenants? How to get them OUT? Sorry a little long…?
Okay, so here’s the scenario…We bought 12 1/2 acres of land, and divided it up between family. G-Ma got 5 1/2 acres, Mom got 3 acres, Aunt got 3 acres, and I got 1 acre. We each built our own homes on our land. So it is a family owned property. So, my aunt & uncle got divorced, and left their home. If it had gone unpaid, they would have called the loan due on the land and everyone would have lost everything. So we had to rent it out to strangers. When we first met this couple they seemed GREAT. They have 4 kids and seemed really nice. Well….heres where things get crazy. They have only been here for about 3months and the lease is for 1 year.
1. They have NEVER been on time with their rent.
2. They have NEVER been on time with their electricity bill.
3. Agreement on the lease was they could have ONE dog (no animals have EVER been in the house before, but we allowed them to keep their dog) and ONE horse that THEY were to take care of. What ended up happening? They don’t care for their horse, so G-Pa is caring for it as well as our 4 horses. They brought 2 dogs, 2 cats, and a potbelly pig in the home to live!
4. They have had the cops to the property on 3 different occassions already since they have been there! (1st incident, grand theft trying to steal a horse trailer. They took the dad to jail. 2nd incident, same grand theft but this time took the Mom and also charged her with child abuse! 3rd incident i believe was domestic violence!) Then when we looked up their records we found that June 16 or so the husband was arrested AGAIN for stealing MORE stuff. So these people are THIEVES!
5. Now they split up, and we sent them a note telling them that they are to move out, they have violated the lease on several different things (pets inside, horse they don’t care for, late payments on rent & electricity) Their response was….we are not leaving. None of this is documented and they are staying. The husband apparently got a new job where he makes more money (my guess is he found a higher class neighborhood to rob) and he can pay their rent and pay his own rent wherever he is staying as well.
6. Yesterday the wife left a letter in the mailbox stating that she the dryer in the home is a HAZARD to her and her children. (the dryer that they asked PLEASE to stay because they had no washer and dryer. So it was left as a FAVOR). That when she opened the dryer, it did not stop, and she stuck her arm in (STUPID) and ended up in the hospital and now needs extensive physical therapy. Wants the information to our insurance company and is filing a claim. That this happened on July 8th. Funny, how we are JUST being informed of this AFTER her husband leaves her and her 4 children and now she can’t pay any bills on her OWN. No mention of this the entire month on several occassions of seeing eachother, or calling eachother.
7. Last but not least, we now do not feel safe. This is a FAMILY OWNED PROPERTY as I said in the beginning. I could let my 2 small children outside to play and not worry about strangers and weirdos. Well, yesterday driving up and down the property all day was a truck with 3 men just driving around looking around. There is a gate that says “PRIVATE PROPERTY” at the beginning of the land, so they had to belong to the new tenants. It’s as if they were staking out the location. My little sister called me from her home and told me to please make sure that all doors were locked, and all windows to the kids rooms were locked because these men looked very suspicious and scary.
So my question is…..HOW CAN WE GET THESE LUNATICS OUT OF HOME AND OFF OF OUR LAND???????? We do not have a lot of money to hire a lawyer and fight them! What other options do we have???
UPDATE – They are now saying that Gpa verbally threatened her last night in the barn infront of her child. We had 2 people there with him and witnessed the entire situation where SHE was yelling at HIM and he NEVER said anything to threaten her.
