Resolved Question: Homewowners Insurance with a tenant?
I have a Homeowners policy written on an HO-9 form with the standard business exclusion applying to the liability section. I have an extra bedroom and decided to let a college buddy rent it and share the house with me. He is paying me rent, and we have a lease where I’m the landlord and he’s the tenant.
I’m assuming, then, that if he falls down the stairs and is injured, his BI claim against me for negligence will not be covered because of the Business Use exclusion. Similarly, if he invites his girlfriend over, and she falls down the stairs, again I’m not covered for the BI claim because of the Business Use exclusion.
My question is–is there a standard homeowners form other than the HO9 that covers homeowners who rent out part of the premises? Or is there a standard amendment that I can add to the HO9 to cover the “housemate situation”?
Note: in case I’ve not been clear enough, this is a personal liability insurance question. I do not have a question about the direct damage portion of the policy. I also do not have a question about leases or hold harmless clauses or the like. I’m also not looking to buy a BOP. I’m hoping I can cover this exposure using a standard form or amendment on a homeowners policy.
Resolved Question: Basement repair/replacement costs?
I know that part of this is variable by area (I live in IL-USA) and that I’ll need to talk to a structural engineer for more detailed information, but I was curious if anyone on Y!A has had or resolved this issue before.
Our basement walls are more or less two pieces atm, stacked on top of one another. The water pressure in the ground is pushing in on the walls. Whoever built the house originally apparently used 2 different kind of bricks when building the basement walls and it is along the seam b/w these two types where it is occuring (approximately halfway up). Last summer one of the walls caved in and we had to have it removed, a big hole dug in our yard and a new wall erected. We also found out that it wasn’t covered in our homeowner’s insurance and wouldn’t have been even if it had taken the entire side of the house down with it.
Any ideas? Do we need to replace the whole thing? Can we just build another wall on the inside of these walls? Can we jack it up and just replace the walls one at a time?
The other walls aren’t as bad as this one was, but its only just a matter of time at this point. Could be months, could be years, could be decades but it WILL happen.
My SO owns the house and he claims that even if we move out of the house he’d like to keep it as a rental property (his parents owned the house before he did) so doing nothing isn’t really an option. But he’s also considered just moving and selling it at a loss, but with the way the housing market is these days I don’t if that’s really an option.
