Open Question: Do you think a mobile home park is a good investment? The land only…the renters own their own homes.?
There’s one for sale at $189,500. They have 10 spaces rented for $125.00 per month each..for $1,250 per month coming in. I have $100,000 in a CD that matures in May – it is at 3% now and if I put it back in a CD I’d get less interest so I’m looking to do something else.
If I could get it for $150,000 then I’d finance $50,000. What responsibilities would be involved? I’m sure you’d have to have insurance on the park in case someone got hurt, but other than that are there responsibilities? Since everyone owns their own home its not like I’d have to do maintenance. Would I be the one they’d call if someone got loud? Or sold drugs? If you evict someone for non- payment, it seems like it would be really hard to do since they’d have to move their whole home…anyone have experience with this? If you could do it again, would you? Or does anyone have any comments?

I rented out my mobile home to a so-called friend. She left the place with tons of garbage laying around plus a bed that her son had puked all over in. Kerosene from a heater leaked on to the kitchen floor plus water damage from the washing machine she never told us about. She told me to keep the 700 deposit. We pay renters insurance but i’m not sure if they will cover the cost of damage due to her lack of non caring. Tiles from the kitchen have to be replaced and rugs have to be pulled up too. Do you think insurance will cover the costs?
Resolved Question: Mobile Home Renters Insurance?
I’d like to find out decent rates for insurance in the NC area. What is a good level of insurance for a family of 4 in a double wide mobile home? We don’t live lavishly but have some extra electronics to consider. Will I have to provide detailed information about each and every thing I insure? I also had a concern. From what I’m reading of other questions, they do a credit check. I’m concerned that in order for many different companies to give me comparable rates that my credit will be hit several times. Is that something I should be concerned with? Obviously I’m new with this so any help is appreciated to get me started. I want to be smart about what to watch for and who to go with. Thanks!
