Resolved Question: Neighbor’s Tree fell in my yard?
The house next door to mine has been a rental property for years. Recently, we got a new renter who had some guys chopping down a large tree in their yard. These guys let the tree fall on my house, grazing the roof and doing some minor damage to my eaves. These clowns were also on our roof when we weren’t home and without our knowledge, but I digress. I doubt they are licensed.

Anyhow, they said they would fix it, I don’t want them near my house. The renter of the property is away out of state, a caretaker said he would take care of it, and he sent the tree clowns to fix it! I don’t know how to get ahold of the actual property owner at this point. My question is, who is ultimately liable. Do I make a homeowner’s insurance claim? Will they try and get damages from the property owner, or am I looking at small claims?
Thanks guys, I can actually see who the property owner is online, as I’ve already looked earlier. This happened about 2 weeks ago and I was out of town working so I did not take pictures of the actual tree in my yard, but will go snap some shots of the damage asap. Also, the damage is not major, I doubt this will even be as much as my deductible. One section of the boards under my eaves will need to be replaced, and the wood trim needs to be nailed back into place. The termite guy did similar work to the back of the house before we bought it for less than $200. At this point I may just pay to have it fixed then get the bill to the homeowner but I’d like to talk to him forst. Problem is, I can’t find a phone number for him.

We have a property management company that handles our rental property. They require us to carry a homeowners policy with THEIR name on our policy for liability. This type of policy does not seem to be the norm and therefore is hard to find. Can anyone assist? The home is in Texas. Thanks!
