Open Question: The homeowners insurance on my rental property lapsed 6yrs ago. What is the best way to get reinstated now?
I refinanced 6years ago and had an escrow account at that time. As a result, I never actively paid the insurance, this was done by the mortgage company. After refinancing, I did not realize there was no longer an escrow account. The rental property was managed by my parents for the last 6yrs and I was not actively involved. The insurance lapse is just coming to my attention (and the mortgage company) and I’m not sure of the best way to get reinstated.
Open Question: Will a bench warrant show up on a background check for an employer or landlord?
I have a small warrant that I will be able to pay and take care of at the end of the month. The problem is that I am also moving to a new city at the same time. So I would like to apply for jobs and rental houses now to get a head start. But I’m afraid of the background checks. Don’t worry, I’m not some raging criminal. I simply could not afford to pay my car insurance, got pulled over for having a headlight out and was cited for no proof of insurance. I honestly was not able to make it to the court date, so they put out a bench warrant. So, anyway, will it show up on a background check? (No lectures, please. I am moving to a larger city where I can actually get a decent job and avoid situations like this.)

I own a rental property for a mult-family home and the mortgage and insurance is in my name. However I have an agreement to give 45% of profit and losses to my business partners. We have no corporation set up. The Schedule E instructions say we should each report our own share of income and expenses. Since the 1099 for interest in taxes comes in my name, how would I report income and expenses? What do I give my business partners for tax purposes?
