Open Question: A friend who will be renting from me: Need advice?
I’m purchasing a house and my friend will be renting from me. She has a little dog, as do I. We’ve lived together for three years in a rental property and have known each other since college (we’re both 25).
We’ve agreed on the monthly rent amount, but I’m uncertain whether or not to have her sign a lease. Part of me says yes, to be safe, I should have her sign a 6 mo. lease at the least. She has recently taken a pay cut at her job and is worried that the potential exists that she may lose her job and have to move home. This isn’t likely, but in today’s economy, I suppose the possibility exists for anyone. I don’t want to lock her into a lease for that reason. I thought of maybe having her sign a contract that says how much she will pay each month and that she must give me a month’s notice if she decides to leave.
Also, because of the dog, I wanted to ask for a $250 security deposit. She’s hurting for cash currently, so I thought I’d span it over two or three months if she needs that much time to get it to me.
She is a very responsible, good friend and I want to do the right thing.
I’ve had mixed opinions and reactions about what to do and I’m really unsure the best course of action. Of course I want to protect my self but I also don’t want to be a jerk.

I just got laid off from my job. I am receiving $1500 / month from my rental property. Since I am earning rental income, can I still file for unemployment insurance? If so, will they minus off the rental income at my unemployment check?
Voting Question: What can i write off on my house?
i bought a new house for 1/4 million in Florida September 2007, lived in it for 1 year, and moved to seattle in september 2008. The plan was to rent it the moment i left, but i still have not found a renter.
Therefore , for the past 8 months (Sep 2008 – Apr 2009) , i made my regular mortgage payments of 2000.00 Plus power/water to keep the grass watered @ 160.00 per month, plus 80.00 per month to keep the grass cut, plus $460.00 for HOA fees for the year.
I know I can write off close to 18,000 for the year of 2008 in Property Taxes, Interest and Insurance,
But can i write of anything in terms of it being a rental property, since i could not find a renter, and the house was vacant, it costed me a loss of $7000+ i payed for Sep-Dec 2008, in hopes of finding a renter?
Please advise.
