Resolved Question: A Tree fell on my house from vacant home lot that the developer never sold?
The tree crashed through my fence, hitting my roof, not sure if damage is done yet to the roof, but the fence is broken and I have a very large tree sitting in my back yard. Now, since the developer of this subdivision did not sell all of the homes they had intended to,there is empty lot full of probably rotted trees next door. Who is responsible? I do not wish to go through my own insurance company for this although they keep trying to push me this way.
Home owners deductible is $1,000 plus will raise the rate for making a claim. The damage isn’t worth $1,000
so everytime a tree falls you must pay a deductible therefore making rates go up?

I purchased a vacation home 3 years ago to which I used only a few weeks out of the year. As of 3 months ago, I decided to put it up for rent. I have yet to find a tenant. Can i write off anything as of yet or do I have to wait to find a renter to begin taking deductions on appreciation, airfare, insurance, utilities, etc?

would it be too much to ask Santa to bring me this year some hired help that have more inteligence than the usual commoner, you see as i attempt to get through to the cook Mrs Baggins (103) that a hard boiled egg does not take three and a half hours to ruddy cook it is like talking to one of those chav chappies that stand in the post office waiting for their benifit..all you get is a vacant stare (lights are almost on but no one is home) for instance one was awaiting breakfast last thursday morning….it arived on saturday ! i have tried flogging her but she just cowers into a corner with her hump protecting her, in fact one is at a loss..what should i do ? one cannot accidently shoot her during a hunting accident (like the last one) as her insurance policy will only allow a pay out if she pops off in her sleep due to old age…i mean ruddy hell the old goat is 103 now what can i do..one needs breakfast on time..please advise ?
